I've been told some areas in Columbia Heights are sketchier than others. Me and 2 friends (we're guys in our early 20s) are looking at a row house on 3553 10th St NW. Is this in one of those seedy areas? The ad says "quiet" street, which may not necessarily be a good thing. I feel like foot traffic is a good thing. It's relatively cheap too, which makes me think there might be a reason.

With all this said, at one point we were looking at places on 13th and Park and visited it at night and thought it was awesome. We like that the area is diverse and felt safe walking around closer to the shopping center- this is only a few blocks away. What do you guys think? Thanks in advance!

I'm sure you'll be fine, but the 13th and Park is a better location. Not that the 10th is bad (a lot of good spots on 11th) but Columbia Heights is safer the closer to Metro you are. There are some growing pains in the area and violent crime still happens so just keep your street smarts on at all times and you will enjoy the neighborhood.
