Hello,

We are looking to relocate in the DC area with a commute no longer
than 30 mins. We are a family of 4. I am looking for info regarding public transportation; affordable
neighborhoods in MD and VA. We like Delaware but it may
be too far. As the name states, we are from Brooklyn and
don't want to live in another NY ie. living on top of people;
loud neighbors; dirty streets; etc...Also, what options are available
with reference to public transportation? Thank you all in
advance. We are looking to move in 2015.

Whats your budget?

Public transit in the DC area isnt good compared to NYC but its better than most cities. Alexandria, VA, Takoma Park MD, Silver Spring MD and perhaps Rockville MD are places you should look into first. Metrorail and buses serves all them. If you dont mind taking commuter rail look at Lorton, Woodbridge, or Burke in VA. Public transit is vast in the DC area but avoid PG county.. unless its close to a metrorail station becuz buses suck out there.

Anything within a 30 minute commute will be crowded. It won't necessarily be inner-city like Brooklyn, but you won't get a lot of land.

If you are looking to live in the suburbs, not the city, then you will get better advice if you post in the separate forums specifically for the DC suburbs. This is the forum for the city.
The forums you want are the Northern Virginia and Washington DC Maryland suburbs forums. Northern Virginia is the term used for all of the Virginia suburbs.

1. A family of four within 30 minutes is tough to pull off in an affordable way in the beltway.
2. It will likely be 700,000+ for what you are asking.
3. By 2015 it may be more expensive. DC area real estate, especially within the beltway has not peaked.

The areas will be dense, but not NYC dense in any way. Affordable with access to public transportation is limited here. But it depends on how you define affordable.

Yeah, you are going to have to make a trade-off with your financial decision. You can find more affordable real estate but it will be farther away from WMATA rail lines and possibly not convenient to major bus routes. In fact, you may have to settle for the DC regional Exurbs if you want a decent SFH for under $350,000. We could be talking like Frederick County or Charles County in Maryland. Prince William, Spotsylvania or Fauquier Counties in Virginia.

At least in the Exurbs you will have a decent-sized yard, lower population density and relative quiet in your neighborhood. If that's something you prize over closer access to public transportation then you should research listings at the outer ring of counties in MD or VA.

If you prefer to be closer to the Capital Beltway where there is easier access to public transit and closer amenities then be prepared to blow a significant portion of your paycheck on the monthly mortgage.

The Washington, DC real estate market is so beyond screwy right now that any mortal making less than $200,000 a year in income will encounter trade-off situations.
