SE of the river is still garbage. Not the third world war zone it was 30 years ago.. but still a place most consider to be dangerous and generally unpleasant.

Right because we all know that SE in 2015 is really just like Beverly Hills and the Hamptons. That's why its the most popular and "in demand" part of DC. Everyone who is anyone is just dying to live in SE.
