You can't really classify all of SE as anything anymore. Almost everything west of 10th and north of 295 is fine (as in at least seven figures for a smallish row house) and as the M Street Corridor and the rest of the Nats Park area get built out, all of that will stretch beyond 295 and all the way down to the river. Remains to be seen just what will happen east of the river, but some good things have already happened over there as well. There are still some shady spots in SE alright, but there really isn't a generalization that applies to the quadrant anymore...

juniperbleu and zippy have hit the nail on the head. Common sense, as always prevails. out late at night in a club area and had a bit much, then you make yourself a target.. i'm a retired dc cop and my experience was that it was bad decision-making and folks being unaware that they were making themselves an opportunity for someone with a motive was a primary cause of their being a 'victim'
