Hello all. My fiancé and I currently live in Northwest DC, and are considering buying a house in Silver Spring, College Park or West Hyattsville. What we are looking for are safe locations within walking proximity to the metro, restaurants, easily available food stores, and shopping centers. We currently both work in DC and would definitely prefer a house close to the metro. We are not planning on having children any time soon so schools are not an important issue at this time.

I realize that Silver Spring (including Wheaton, Glenmont and Forest Glen) will probably be out of our price max range of 250,000 but including here in case the housing market prices decrease.

One thing we’ve noticed while starting our search is the real estate taxes for Hyattsville is relatively high compared to the other city locations. Does anyone know why that is?

Where we currently live, we have access to the Rock Creek Park, restaurants, several stores, and an express bus line to Georgia/Petworth Metro Station. We live in an older neighborhood right now and love being able to walk to places.

Silver Spring is certainly the best of the options in terms of amenities. You might be able to find a fixer-upper in the 250K range. College Park is reasonably safe, but parts can be overrun with rowdy students. I don't think there's much on offer in West Hyattsville although I could be wrong. Most of the development is closer to Rt 1 (like Franklin's and some of the stores in Mt Rainier).

I would not overlook Takoma (either on the MD side or the DC side), based on the locations you identified above. A decent chunk of Takoma Park (in MD) is within a 10 minute walk of the Metro station (which is in DC).

Appreciate it. We've found a place in both College Park and Silver Spring. Both are short sales so hopefully, we will here something soon after our agent contacts the seller. Has anyone had experience buying short sale properties? Thanks again!
