Default Thoughts on Sumner, Auburn or Gig Harbor

These have been recommended to me as communities with good schools and a great quality of life.

Federal Way is where I may be working.

All of those areas have nice communities, but do your research. Personally, for work in Federal Way, I'd pick Sumner out of those listed (good proximity to everything). Gig harbor might have better schools but anything across the narrow's bridge is going to be a heck of a commute.

Or Puyallup, right down the hill from Federal Way. Puyallup and Sumner are neighbors.

There's no way I'd tell anyone to live in Gig Harbor if they are working on this side of the bridge. You'll spend all your time sitting in traffic. What would be wrong with living in Federal Way? There are some nice residential areas tucked in amongst the trees.

Try Milton... Just down the road from Fed Way, still some affordable housing left (I think ), great schools, nice small town but close enough to get anywhere you need to... We've been here two years after moving up from SoCal, love it to death..

Fife is also building some newer homes and newer industry... Edgewood seems pretty nice also, a little rural but still close enough to civilization...

I live in Puyallup and of the three you listed...Sumner is the obvious choice. Caveat to Sumner is when Mt. Rainier blows (it is an active volcano), the entire valley floor (Orting, Sumner, downtown Puyallup) will be wiped out by the mud slides. Many people (including myself) will not live in the valley for this reason.

I would not live in Auburn, high crime rate and high property costs. The above poster is right about Gig Harbor. The new Narrows Bridge is nearly complete and it will be a toll bridge.

Milton and Edgewood are nice and small...property value in that immediate area is all the same (Milton, Edgewood, Puyallup, Sumner, etc). The further you move south, the cheaper it gets.
