Questions on Yelm, WA Clearwood area
My husband and I are looking at moving to the Clearwood community of Yelm so any input on this community as well as the Yelm area in general is appreciated. Also we are very curious where most people work that live there as it seems there are not many jobs. It seems there are a lot of houses currently for sale in the Clearwood community and we wonder if it will be difficult to sell a house there if we decided to move. Thanks for your help.

It is tough to sell a house anywhere right now. But if you planned on staying for at least a couple of years, re-sale will probably get easier as time goes on.
I don't think there is much in Yelm. I would look in Olympia, Lacey or Tumwater. If you are looking for something a little smaller, look at Centralia or Chehalis. There are plenty of jobs and housing in these areas.

Yelm is a SMALL place something like two blocks for the whole city. They pay particular attention to speed limits. It is in my opinion a place where those that work in Olympia area live because it is less $ and less crowded.

Shoosbees, I have Lived in the Yelm area now for 25 years, coming from California it was a shock. One stop light, Yelm is a growing area and has been for many years. We now have 5 stop lights and great business coming in as they use to be 45 min away. I believe that it is a growing area and will be for some time, I live in the clearwood area that you are asking about, I have lived there for 11 years. Yes there are many homes for sale we do get alot of military and they unfortunally get moved to other areas,I worked fr the Yelm school district for 7 years before coming a Realtor you could always get a job there, and the many business coming in. Moderator cut: soliciting information removed

Shoebees,
Yelm has gone through considerable growth and it's not finished yet. Until the infrastructure catches up with the expansion, traffic through town can move very slowly, especially when school lets out. Other than that, Yelm has a decent movie theater, plenty of shopping and dining, as well as a golf course and access to the Western Chehalis Trail.
Clearwood is a gated community about 15 miles SE of Yelm. House prices are extremely affordable, and if you don't want to drive into Yelm for shopping, there is a convenience store/gas station right outside the community entrance. Clearwood offers access to three lakes, a community swimming pool, playgrounds, sports fields, parks and tennis courts.
House prices have come down a bit, but if you plan to stay for at least two years, I believe you'll get home equity to build up.
Good luck with your move.
Sandy

Clearwood Community
I see you posted your question about Clearwood in 2007, so I don't know if you are still interested or not. It is a wonderful place to live. I moved here not knowing a single person and now have some of the most wonderful friends. Some people work at Fort Lewis Army Base, or in Yelm. It is about 10 miles, on a windy road, into town. I am retired, so I don't have to travel to town every day. I would certainly recommend the community to anyone who loves living in a forest.

Home prices in Clearwood have come way down. It's certainly one of the most affordable nice places to live.
