Default Question About Home buying in University Place and School Districts

Can some WA puget sound people help me out: One of the reasons I have been looking in UP for a home is because I may rent it out one day and I know UP schools are extremely preferred to Tacoma schools... however, i see a lot of nice homes for sale in UP but then in the MLS listing it says "Tacoma Schools". I read up on the laws and it states WA state allows inter district transfers so long as primary district releases you... which is what Tacoma has done, they have released about 900 students last year to let them attend UP schools. Just wondering if anyone has any insight into this or thinks it's a gamble worth or not worth taking to buy a home in UP that is listed as Tacoma schools. I don't want it to be a re-sale issue later. Thanks!
