Gotitdnpat: For homes, have you tried Realtor.com? Just now, it came up with 184 properties in Shelton.

Your real estate agent IS REQUIRED to know where the flood zones are and where the boundaries were of recent floods. A buyer's agent has his/her fiduciary responsibility entirely to you, the buyer (instead of relying on a seller's agent to be your buyer's agent) -- this is the National Association of Exclusive Buyer Agents:
National Association of Exclusive Buyer Agents | NAEBA
I know that most Realtors can be wonderfully objective, and some of them write on this forum. This NAEBA resource is 100% objective for a buyer.

There's also Craigslist. Fisbo sellers are legally required to disclose all potentially negative information, such as proximity to flood plains.

I belive there's also a map on the mason county website that shows all flood areas. If you can't find it let me know and I'll dig it up...

Most of Skokomish Valley rd is going to be in a flood plain since it's a valley like area below mountains. A ton of farm land and then the tribal land with the Skokomish river running through it. The area has been getting hit hard by floods some say because of the logging done on the mountains above it. The mountain area above the valley gets a ton of snow (and this year has been no exception).

Smile Suggestions for Lacey/Olympia area

I will be moving to Washington state in the next few years. I would like to live a few hours away from the Lacey/Olympia area that has a view of water and mountains. I like to hike and kayak with my dog, so would like an area that offers that as well as people of like mind. I have a moderate income, so a small cabin would be okay. Any suggestions?
