Oh and CrazyDonkey that little house in Pacific Beach on Robin Lane....what a dollhouse! It's already sold! That is my budget too. That makes me very hopeful!

I know logically I should go down to Texas and finish my updates on my little house, sell it move all my stuff up to Washington be able to buy a little bit better place and be done. Port Angeles is in the "rain shadow" of the Olympic Mts., but rain still comes to the area. You want rain; it's a rural area and there are farms there. But it gets less rain than Seattle, though it still gets cloudy skies, which you'll find all over Western WA. If you're looking for a sunny climate, WA isn't for you, except some of the desert areas. But if you're looking for a fixer-upper in a decent community that's not too isolated, Port Angeles could work. Prices are lower there than in Port Angeles and elsewhere further east. The closer you get to Seattle, the higher the RE prices, going from the Olympic Peninsula eastward.

What line of work are you in?

It looks like a mobile home. You'll see a lot of those for sale around the coast, the Olympic Peninsula, and part of Puget Sound. If you don't mind that, you can afford to buy almost anywhere.

Oh, I'm disabled. So I don't work anymore. I don't mind rain at all especially if it's in place of snow. Plus it was 70 degrees the other day and I was complaining it was too hot and too sunny. So some clouds are an okay by me! I also don't mind a serious fixer upper. I have enough experience in that department to know what to do.

Well I'd prefer a fixer house any day over a mobile home but I'd also absolutely love to live in Monterey Bay or Big Sur Calif but I know that will never happen....so I'm "adjusting my options" keeping an open mind! ��

You could find a small lot around Big Sur maybe, and put a yurt on it.....?

Keep looking for fixers before you give up and resign yourself to a mobile home. I've seen some nice mobile homes, but still....

What you need to be aware of, in Port Angeles & other areas you mentioned...it isn't the rain, but the dark, cloudy, gloomy, short days of winter, & the extremely low & claustrophobic cloud cover, that gets to people who are used to sunnier climates (voice of experience here). We're talking November to March. In the dead of winter, sundown is 4 p.m, sunup 8 a.m. But spring & summer are wonderful...if you can manage winter.

There is lots of info on Port Angeles previously posted in this forum if you do an advanced search.

You also mentioned Crescent City, CA as being too expensive. There is a frequent CD poster who lives there on a small budget...you might check out some of her post..look in CA forum.

Aahh!! Okay that painted a somber picture!! Maybe I will keep closer to the Oregon coast. I just might have to wait to buy in the winter when it's gloomier (what Oregon considers gloomy anyway) and try to buy then. I've put several offers on Crescent City fixers even over asking price but there is some kind of bidding war now it's getting out of hand. Ugly properties that were 60,000 a few months ago have doubled in price. I feel bad for all the responsible young adults who have to try and work and live and have anything in this horrible economy.

There's also a lot of land available to buy. Have you considered buying a half acre of so and then putting a manufactured home or modular home on it? You'd have to have a well dug, a septic tank put in, and power brought in, but you might find some land that already has all that done for a reasonable price. The only thing you might want to be careful of is water if you're going to live in Jefferson county. I've heard it can be a problem there.

And I hate to be a downer, but....if you go live on the west coast of Washington, you're going to get some terrific storms. Maybe even a tsunami or two. Make sure you know the evacuation routes out in case of something like that.
