Different forums are for different areas. I'm merely a fisherman tossing out my net.

You could easily get a house nicer than that in the Spokane area. This side of the state does get warm in the summer - not sure what "too hot" means to you, though.

Less than 100, albeit 90 is pushing it

Check out Bremerton, WA. Lots of homes built 1910's to 1960's for sale in that price range. The older ones will tend to be more craftsman/bungalow style than mid-century modern, though.

Navy town, so lots of employment opportunities.

There are almost no homes in that particular style in this state at all, and probably none at all in areas that would be under 200K.

You're not going to see a Southwest-style, flat-roofed house anywhere in Eastern WA, because they aren't designed to hold-up to the snowload.

And I don't remember seeing many like that in any areas of Western WA that would be cheap enough to be under 200K. Not at least in an area with any decent jobs.

They're not too good for western WA's frequent rain, either. If the roof is flat and has even very slight dips in it, that will br standing water. Has the OP ever been to western WA? Seen how many mossy roofs, even car roofs and hoods, there are? It is a rite of late spring for people to apply lime on their roofs, and those are sloped roofs.
