Buy in a lower priced area such as 98408, 98404, 98409 (the dreaded South Tacoma area, 'cept it's not as bad anymore). Close to everything - I-5, malls, grocery, 5 minutes to downtown.

These areas are the only bargains left and won't last long. 250k will get a decent 3bd/2ba on a nice clean, quiet street. Lots of older craftsman houses - however, not a lot of newer stuff... The lots are mostly 5,000 to 7,500 sq ft too, which is cool.

The schools aren't the greatest, but the money you'll save here can be put towards private school.
