Hi, if you live in Clearwood, can you please let me know how you like it? I'm thinking of buying a home there. Is Bald Hills Rd. OK in the winter? Do you like the community? How much are the dues? Crime rate? Amenities OK. Any security in the community? Things like that. Thank you!!

I posted this on another thread:

Clearwood is 45 minutes from the main part Lacey where the nearest Target is. There is a convenience store at the main gate (no gas). Nearest gas station at 153rd & Vail Rd about 12 minutes away. Nearest shopping to Clearwood is Wal-Mart, Safeway, etc. 20 minutes away in Yelm.

Clearwood is safe, well maintained, has great parks and the lake, but is way far out. It has slightly more foreclosures than the typical neighborhood in Thurston County. A good percentage of properties in Clearwood are vacation properties. It has had a recent water issue where they had to boil water.

The Clearwood office is open M-Th, 9am to 4 or 5pm.

There is a refurbished, historic elementary school nearby, but other than that, Clearwood is a decent drive from anything else.

Sunwood Lakes is a decent neighborhood. Affordable decent sized lots, but shaded due to the forested nature of the neighborhood. The lake isn't much. 10 minutes away to groceries at Yelm Hwy & College St. Another 5 to 10 minutes to more shopping options. Lots of barking dogs in the neighborhood.

Sunwood Lakes is unique because a school district line passes through it. The northern 2/3 of the neighborhood is in the Yelm School District. The southern 1/3 is in the Tumwater School District. Meanwhile the closest schools are in the North Thurston School District....

Santa's Little Helper, I mean Santos (Matt Groening went to college in Olympia...), are you looking for a neighborhood around a lake?

Ken Lake on the westside, right off the freeway is the best. The Lake Forest neighborhood SE of Lacey has Long Lake access. So does the Arbors off of Carpenter Rd. on the other side of the lake. Evergreen Shores on the SW side of Black Lake has lake access, but is further away from your work with not quite as nice housing options, but best lake. Scott Lake allows motorboats and has a golf course, but is hurt by the fact that parts of the neighborhood allow mobile homes. There are a few other neighborhoods with lake access scattered about on some of the larger lakes.

I've been found out, drat! Needed a moniker and was hoping someone would pick up on it eventually

That really bums me out to hear about the barking dogs. The fact that the neighborhood is a bit known for that and it's the first thing on their February-March newsletter is a little troubling. Was hoping to get away from outside dogs as we are surrounded here. Really not as interested in the lakes, more so, not being on top of other houses, and seems like the North Yelm, East Oly area has a little bit more of that to offer.

Basically looking for rural, or spaced suburban, but close to convenience. Seems like Thurston has more of that, but finding the right place might be a little bit of a challenge. Don't want to sound harsh, but we don't necessarily want to hear a lot of kids screaming on the street, basketballs, etc., so want a little bit of room so home can be a sanctuary.

Any thoughts on Tempo Lake? We are sadly totally dependent on the rental market

Tempo Lake is further out, more rural. Tenino Schools. Occasional bear sighting. The west side of Stedman Rd. has more barking dogs, mobile homes. The Tempo Lake side of the road is a smaller development around a man made lake.


If your work on Yelm Hwy is near College St., you could easily expand your search to areas north of I-5, Tumwater, & places west. Yelm Hwy terminates as Cleveland Ave. in Tumwater, giving it easy access to 101 while College St. is a straight shot north-south and you will be doing the reverse commute as most commuters will be headed towards I-5.
