Hey there! I dont know if you're still looking for ideas, but I live in Waterville, WA. I think you would really like it here. We are about 25 miles North/East of Wenatchee, WA. Wenatchee is our bigger city to the area. They have a college, 2 hospitals, etc. Here in town though, we have a clinc, resturants, a gas station, churches, lots and lots of land. We're in Wheat country here. Housing is CHEAP! We're a small town, about 1500 people, but Wenatchee is much larger at about 100,000 people, so I know it's one extreme or the other for you. lol We are very close to Leavenworth, (google it) and Mountains, the Columbia River, Hunting, fishing, hiking, snowmobiling, swimming! I love it here. We are about 1 hr from Leavenworth, 30 min or so from Chelan, WA (Google it) The MAJOR cities, ie Spokane and Seattle are about 3 hours away. Seattle is West of us, Spokane is East. There are many websites you can find about the area. You can Google Waterville, Wenatchee, Chelan, Cashmere, Leavenworth, Quincy. Look up North Central Washington (NCW) These are all local areas I really think you would love. They sound like they are up your ally. However for your price budget, really look at Waterville. We moved here 4 years ago and bought a 3 Bedroom, 1 bathroom house with a 4 car metal garage, and an OK lot in town for $101,500. We are a young married couple and will upgrade as our family grows but this was a great find for young first time homebuyers. PLEASE check out the area and let me know what you think. Wenatchee WAS a nice town. It is now a nice METRO area. About four or five years ago the area was officially designated a METRO area by the US Census Bureau.

It is a nice area, but it is no longer a small town. There are small towns on the edges of the metro area that are attractive. The good news is that they are all fairly different small communities. Leavenworth for the liberal urban folks. Cashmere for small town folks from the coast. Waterville for traditional eastern Washington. Entiat as a suburb of Wenatchee.

Waterville is a nice small town. Check the weather as it is substantially different than Wenatchee in the winter.

Spokane does sound like a great fit....or Ellensburg. I have a friend buying new construction on a .5 acre lot in Ellensburg for $242k. I would guess that acreage with an existing home could be had in your price range in that neck of the woods! Good luck!
