We bought a house recently and the title company was doing a search on the history of the title. There was an easement created:

In favour of :Tacoma athletic club
Purpose: Ingress and egress
Date created: 1988 november 7th.

Why did tacoma athletic club has an easement on my property? it is not a corner house, it is just a normal house and small. Does this mean they have right to enter my house or just my property? Is there a way to find out exactly what happened then and what can i do to stop this from happening in the future?

Wouldn't the details be recorded with the county assessor? That's probably where the title company found about it.

No, they can't enter your home. Check with the title company and they'll give you the specifics. There may be a shared water or other utility that you have...maybe a power line on your property that they tap into.
Simply call the title company and they'll give you the details.

I asked the title company, i dont know if the closing agent is being sacastic or what, she tell me she is a closing agent, and she doesnt handle easement, if i want to know she will order a copy of the record for me...

Closing agent generally means she's in Escrow, not title. Most escrow companies have title as well, but a few do not.
Try calling Fidelity Title at 253-272-4070. They should be able to help.

that is the company i am working with. i managed to do a search on the pierce county website and it doesnt explain what the easement pertine to.

What that means at one time Tacoma Atheltic club needed a "road" to use their property. This Easement is usually created to enable this movement. The title company can help with the property lines. If you are still concerned consult an attorney.

Ask to speak with a title officer and have him/her explain the details about this easement to you. An easement for ingress and egress means that the Tacoma Athletic Club can use your property to enter and exit their property. It does not mean they can enter your home. Were you aware of this easement before you closed on your home?

Ya this was shown in the title search report. I got the detail report, it is too much jargon to even make out what is that about... Why cant they just say, this is for..... then be done with it. Thanks all anyway.
