My husband and I are thinking about building a home in either Equus or Canyon Springs/Canyon Trails. We love the style of the homes at Equus and the larger lots, but also love the idea of the community activities at Canyon Trails or Canyon Springs. For anyone familiar with Canyon Springs do they really have good community activities and do people really participate? We have a 1-year old child so if the community activities are really great we would consider buying in that community instead of Equus.

No info on the Canyon communities but Equus is/was an Ecclestone project. Prices are literally 50% of what they were new. Only caveat I saw was that some lots are "horse pasture lots" and you can leave your horse out back for the day. This is great for the horse lover but the neighbors to the sides have regular 1/4 acre lots that back up to the "pasture lots." So you can be on your patio, in your pool and the horse next door can hang its head over the fence within 3 feet of your pool/patio.

If you get the wrong horse loving neighbor you might regret living there!

Default Equus Wins!

Well, we decided to build a house in Equus and we're so excited for the house to be built. We were able to get a lot with over half an acre which is what made us decide to build there. The lots at Canyon Trails are all zero lot lines, and we didn't like that idea. As it turns out there aren't any issues at Equus with horses. Both builders at Equus are offering some great deals and it's a beautiful community.

I like the bigger lots in Equus. If you zoom out from these neighborhoods on Google Earth you will find that they are surrounded by farm land. Very isolated.
These neighborhoods are still going through a lot of foreclosures too. They still have quite a bit of price dropping to go.

I did a loan for one of the first buyers at Equus. Horsey people. The home was absolutely gorgeous - they ended up moving to Lexington, KY a couple of years later but they loved their time there.

I also know someone in Canyon Springs and they love it.
