Hello,
I have a new job offer and need some information about Palm Beach County. I need to know much Hurricane Insurance or homeowners insurance costs per year for an average $400,000 home in Palm Beach Gardens or Wellington?

Also, I was wondering if there was any consensus on the best public schools between Jupiter, WPB, Palm Beach Gardens, or Wellington? Are there any neighborhoods that are highly sought after for their school districts?

There is no average home insurance cost. Instead, the rate will be very dependent on LOCATION, size, value, construction and hurricane preparedness of the home.

Generally speaking, Jupiter, Boca and Wellington have the best public schools (at least middle through high school), though nationally ranked magnet schools exist in the county as well.

Insurance is less money when the home is built 2001 or newer due to building codes.

HO insurance is 3 parts in Florida: Flood, Windstorm and general fire/theft/accident. Flood is optional if you live outside a flood zone, windstorm is based on your house (concrete block, built after 2000, hurricane shutters are all major discounts). If you have no mortage then all are optional, owe paper and you will be required to have windstorm/general.

On 400K, you could easily pay 5K a year total but your deductible can greatly affect your premium.
