I found one nice waterfront foreclosure recently and it went under contract for 15% over asking with multiple people bidding on it.

Jupiter Country Club might work if you have time to build but most of the other clubs have pretty high equities.

PGA National could work as well with five courses and fairly reasonable membership costs.

Cash is very helpful, but there are a lot cash buyers in the market right now. It's won't mean you are getting a huge discount.
Thanks for the information. I was afraid the cash thing wouln't help. It's the same thing in California and most people are paying cash!

We were lucky a few years ago and bought a home that was short sale and if we didn't have to sell it, we would be sitting on some nice cash. We still made a lot of money in the year that we had it, but it's worth even more now. Crazy stuff.

I like the idea of building. We wold just rent until it was built.

What are some of the worst areas between Jupiter and Delray Beach?

Thanks for the help.

Paying cash is helpful, it's just not going to get you a huge discount like some buyers think it will...

PBG has everything you are looking for. Evergrene and PGA National came to mind when reading your threads. Also, I really like some of the houses off of Prosperity Farms Rd between Northlake and PGA. They are not proper neighborhoods, just roads that have some really nice houses. There is also Frenchmans Creek. Jupiter is nice, lots of new stuff and close enough to PBG to have the amenities that you want. Hope this helps! Good luck!

thanks for responding.

I'll jump right to the good stuff.
We went to PBG in February and have decided to TAKE THE JOB!

So.. we are going to be moving to Florida. Hopefully it will be our last and final move. *whew*

Apparently the company has moved locations from WPB to PBG in the business park area right across from the Marriott near the Downtown Palm/Beach Gardens mall.

We did not get to look around too much because we were too busy but we are going to take a chance.

Since we are just beginning our journey we have not narrowed down any areas. So far, Palm Beach Gardens, Jupiter and Juno have been recommended to us from the people at the company.

Real estate is very exepensive in those areas so that is going to take some getting used to.

PGA is our favorite place to buy a house at this time because, well because it's the ONLY place we saw! LOL

Do you guys think there is a bubble in the local real estate market?

Where do you guys think the next up and coming area is going to be?

Since we are responsible for moving and finding a place to stay until we find and close on a house, what apartment complexes does anyone know about that are safe, and pet friendly. We'd only be staying for 6 months - if that. Vacation homes are NOT what we are looking for. Anyone know of any management companies that help with relocation? The company my husband is going to be working at is TINY so they have never helped relocate anyone before. I ran into similar problems with this company in CA and it was a PITA. Help?

Thanks
