If a rental in Boca is going for $3800, how far down do you think I can get them to go?

Depends on the situation the landlord is in, how long the house has been on the market for, if you've signed an agreement to sign a lease, the number of other offers on the house.

Why would you rent for 3800? I would never pay more for rent than what I could pay for a mortgage, house insurance, property tax...................but that's just me. That's just me.

We had this same conversation with our leasing agent. Her comment to us was that most rentals increase 3-6% per year. If you have access, why not try doing a comparison on rentals in the area in the last year or six months? We considered renting a home and wanted to negotiate them down $500. Our agent did some research and found that the lease price on that particular house had not increased in two years and most rentals in that subdivision were all that same price point--even found out the length of time between when the house got listed to a rental agreement was only 13 days the previous year. We tried for the $500 and were glad we weren't invested in the home because they refused and then increased the rent by $800 the following week.
