Hi, I have the difficult task to choose a city in south florida where our company needs to open a new retail store (european franchise). Our company looks for hi-income (over $40k), hi-household-income-rate-growth (over 5%), hi-traffic, easy-access, low-crime, middle-ages (30-50), 10-20% foreign born demographics and obviously reasonable priced +10,000 sf leased commercial spot. We are evaluating everything from North Palm Beach to Florida City. All we have heard is "go west of University Dr." but we have seen a lot and we are confused. Any tips, info. or website where to look for information for us to decide? We will apprecite your tips or information. Thanks.

head to west palm beach.
It seems that as some people age they head north to get away from the wild "party environments" in FT Laud and Miami to raise their kids or to sunset.

You shouldn't have a hard time finding MORE of your demographic in the greater palm beach area.

You can't live in S. Florida unless you are making at the very least 40K! I'm new to the area and don't have any suggestions on location. My father-in-law is a commercial realtor in case you want a contact.

Look to the Wellington (33414) or Royal Palm Beach (33411) area. Especially along SR7/US 441 there is a huge stretch of very high traffic with many businesses. The median income in Wellington I think is $75,000, well above your $40,000 minimum. http://www.city-data.com/city/Wellington-Florida.html

Wellington is a good choice, but you may run into problems with the "foreign born" requirement of Wellington, which is pretty white bread. I would recommend Boca, to be honest, as there seems to be lots of foreign born people there. It could be Boca's international recognition.
