Hi All,

I'm considering some homes in the Wellington Area. How is Wellington these days? Is it safe? How is it for families?

Lastly, I see a few nice options in the 150k to 200k range. I'm trying to estimate costs and could really use some help on estimating home owners insurance and property taxes which I would be paying into monthly via an escrow account.

Any estimations on how much the home owners insurance and property taxes will cost?

You can check property taxes on Real Estate, Homes for Sale & Real Estate Values - Zillow or www.pbcgov.com/papa

Insurance is lower in the area because it's west of I-95.

I live in Well now, but renting. It's one of the few decent areas in WPB I think. Taxes here are allegedly not bad, but insurance is (due to hurricanes, etc). Most props in Old Well (west of 441) are run down and require much maintenance, but Olympia, etc are newer communities. A realtor should tell you exactly how much taxes are and you can call any insurance company for a general/estimated quote.

Thanks for the info all.

Just for comparison sakes, are there any other family friendly areas, where I could get a 4/2 for under 200k which are generally close to the wellington area?

I'm certainly open to suggestions.

Wellington is an upscale family oriented comunity and a very nice place to live with many amenities . Not sure how many homes you can find in that range you are looking for ?

Wellington is nothing like it used to be years ago but it still has nice areas. It used to be all wealthy and upscale and totally safe small town. With all the subprime loans and riff raff moving into S. Florida Wellington has changed as well. It grew and anybody and everybody seemed to move in. You have to know the right areas like anywhere else.

If you go to realtor.com and search in wellington from the 150k to 200k range you'll see many 4/2 options of what appear to be nice homes.

Are most of those homes listed in shady areas or have prices just fallen down to that range in the last 2 years or so?

Perhaps ... in 2007 when I had moved to FL, I rented a house in West Boynton (a few miles south of Wellington). VERY NICE 3/2/2g on a lake for $1600/mth. It had been appraised at $400k a few months before I moved in, but when I moved out, it was on the market for $230k, which people felt were high at that time. I've since heard that prices came down still after that, and if I could've afforded to puchase then, I would've bought that place.

BTW, I moved out because the place was foreclosed on.

BTW2, the community was called Verona Lakes, but there are other similar communities surrounding that.

BTW3, West Lake Worth (ie: West of 441) is quite nice and borders Wellington. I hear prices are good there too.

BTW4, I should really ease up on the BTW's.

Olympia is the biggest scourge of Wellington. A bunch of homes with no furniture, cash poor homeowners, foreclosures and rentals. Old Wellington is a GREAT area. I guess if you go to work at 8 and come home at six just to pay a rent that you can't really afford you don't realize that Wellington is an awesome family community.

P.S. Wellington is NOT in West Palm Beach and not even close !

West Lake Worth, as in West of the Turn Pike on Lake Worth road would definitely be an option as that would be the main area I would commute to.

Can anyone tell me the name of some communities to look at in West Lake Worth?
