My fiance and I are 31 years old from nyc and looking to buy a 4 bedroom home in Palm Beach County ($400,000-550,000 range). We would like to start a family soon, so a good school district is a must...would like to be in a gated community with people our age. I am a speech-language pathologist looking for work in a special-needs program, and he is an attorney. Any suggestions on a nice location with good schools where we could find a great house (preferably near or on the water!) Thanks

Jupiter or Palm Beach Gardens in Northern PBC will get you gated, closer to the water, and more house for the money than Boca Raton.

But, a big factor will be "where" in PBC you guys will be located. Jupiter/Gardens in Northern, Boca is Southern.

550k won't really get you a gated house on the water, but there are houses on the water in places like North Palm Beach.

Definitely Palm Beach Gardens - where you will work should be the primary decisionmaker because traffic in all of SFL is a nightmare - Palm Beach is much better than MIA and FLL - but still a bear.

If you were talking HS Id say Boca for sure..Because me personally we dont live in East Boca because of the elem and middle school...You might want to check Jupiter as that might be a better fit....Prices in East Boca even on the water have come down ALOT....My friend showed a home for 590k on the water in east boca and they offered 545k and got the house its 4 bedrooms and 3 baths...

You may want to check out Palm Beach Gardens, there is a gated community right across from Dwyer HS, and they have a special needs program at that HS. There are several schools right in that area. It is called Evergreen, on Military Trail. There are lots of nice homes in that area in your price range, easy access to the major freeways. This is a nice area. There is also Abacoa in Jupiter. It depends on where your husband is working, because you may want to consider Wellington as well.

Most of the newer gated community water front homes are fairly large, and in higher price points. There are a couple 3 bedrooms in gated waterfront communities in the Gardens in your price range though. As mentioned Jupiter/Gardens, and Boca are nicer areas close to the water with higher rated schools.

If you want to plan a family soon, then I would say Wellington. If being by the water meaning the ocean, is a requirement then I would say not Wellington. For families, kids and schools Wellington is very highly rated with the best park system and activities in PBC.
