Anyone live in either Boca Winds or Lakes of Boca. We are looking to buy a single family home in West Boca preferably under 250k. We are in our early 30's and looking to start a family. These neighbourhoods both looked nice at first glance. If anyone has any info on the communities, HOA, school systems, things to do west of 441, etc. please respond.

Boca Winds has alot of different sections...the schools are Waters Edge Elem, Loggers Run Middle and West Boca HS....Just drive around is the best advice I can give you about Boca Winds..Some of the Sections are Very Nice and they have alot of Kids...We have a friend who lives there..We lived across the street in Boca Falls when we 1st came down here in 09...

Why only West Boca? I am not familiar with either community other then location. I think Lakes of Boca is a nicer location of the 2. If you look on a realty they should list the HOA of both in the listing of a home. Also look on realtor.com and maybe call a realtor. How much are you able to spend on HOA fees because they vary by a lot even on a similar priced home. In the near by area there is plenty of restaurants,movies,shopping,malls.

Lakes of Boca Zip 33498; Boca Winds Zip is 33428. Both have good schools however Boca Winds is zones for Waters Edge Elementary which is one of the best in the county. Has a gifted program.
I currently live in Boca Winds and have for 8+ years. Good neighborhood. Good upkeep and property values are staying pretty level due to the schools.

Oh and Boca WInds HOA fees are very reasonable (about $125 per month). Monkey Joes down the street, indoor batting cages down street. Target about 2.5 miles, Publix 1 mile.
