Im looking to relocate to the area from Ohio. I'm looking for a 2bdrm condo/mobile home in boca/delray/boynton/WPB area thats not in a terrible neighborhood that doesnt require club membership/equity fees or high HOAs? can you guys give me some ideas of properties like this. i know they are around they are just so hard to weed through!! UGH

I'd suggest the use of a real estate agent. it doesn't cost anything.

Do you realize the HOA fees cover things like insurance on your condo? Maintenance like the roof and landscaping (grows 365 days a year unlike Ohio)? All condos will have an HOA fee.

I'm curious about HOA fees myself, but haven't gotten around to researching them. Do they all include "property insurance" such that one has on a house, that may include, contents, interior structures, liability coverage, etc., or is it just the actual exterior building structures? Are there laws that mandate minimum requirements, or does each property have their own combination of services and costs in their HOA coverage?

I think the OP was referring to equity memberships that you have to buy into in addition to your home purchase (usually thousands and thousands). All condos will have HOA fees, but not all have the very expensive equity memberships.

HOA fees on condos cover the exterior only......contents/liability are the owners responsibility. There are some weird inclusions, in a flood situation I have heard of the HOA covering the drywall inside the condo but nothing else. Their concern was if the drywall wasn't fixed correctly the mold issue that comes along could ruin additional units in the building.

Hurricane rips off the roof, the condo covers the roof but if your couch and tv are ruined then your individual coverage pays that.

I would definitely recommend the condo over the mobile home. After all, this is south Florida, hurricanes are a reality. There are plenty of condos out there under $200k, it really depends what you are looking for. HOA dues are really not a bad thing. Every property is different, but some include cable, water, exterior paint periodically, landscape and lawn care, etc. It is often a great tool to preserve your investment. If you compare the areas that have no HOA fees to those that have them, you will see why HOAs aren't as bad as some make them out to be.
