Boca West has 4- 18 hole courses, huge clubhouse/spa/tennis center and houses costing up to 4mm. So by forcing everyone to join the club and sharing the costs they kept the place in business. Unfortunately the lower end real estate got crushed in the process. They club expenses got dumped on the property owners in 1991 and within 10 years the plummet in values started.

Remember with an aging membership, less people playing golf/tennis the revenue dropped significantly. Literally there are dozens of nice condos/townhouses selling for less than the cost of a Kia! If you buy a 4mm house than 70K is no big deal but at the low end it becomes a deal breaker.

I suspect at some point the club might have to start buying the units and renting them, forgoing the 70K initiation and then just focusing on the 15K a year dues and building it in to the rents. The concept could easily take off but that would simply cement the real estate values at zero as no one would ever buy again.

Thanks guys. How would the daily commute to Boca be from WPB? What's traffic like? In CT, we avoid the highways during rush hour like the plague, but not sure how similar it is in FL?

Where in Boca to where in WPB?

Both are very wide towns. It can take you 30 min to travel from one end of Boca to the other.

Have you visited the area at all???

Oh yeah, I've been several times. I haven't spent much time in West Boca and I'd likely look for places very close to 95 once I relocate. What's the commute like on 95 south from WPB to Boca? Gridlock or flowing? I've been trying to look at google maps during rush hour and it doesn't look TOO bad..

If you get a chance get the WPTV and WPBF apps for your phone; that’ll give you a way to observe traffic and whatever so you have an idea.

I commute from the very SE part of West Palm to Delray.

Over the past several months there have been closures and gridlock on 95 for some really tragic reasons. A murderer going the wrong way on 95, overturned tractor trailers.

I don’t use 95 but the problems spill out onto US1 and it seems like there have been way more than past years. I’m going to chalk it up to some oddball events.

I go down A1A in the summer. Less stress and often quicker than 1.
During season the cyclists are too crazy to go that route.

As I said, I do t use 95 south much, but it seems like the gridlock starts around Boca or maybe a bit further south. I wouldn’t consider my information too reliable though- not enough experience!
