Hi All Boca residents


My wife and I would love to move to Boca next year when our son finishes high school.
Our oldest son is established in Winter Park and really likes it.
We are looking for areas in Boca that meet the following spec:


Exclusively Single family detached 550 to 650K
Manned gated entrance
low crime area
No mandatory golf anything i.e. ownership fees etc
A "clubhouse" would be nice but not a must.
HOA fees that are not so high as to impact resale value.
Any help is much appreciated!

Estancia, Newport Bay or Boca Isles/Falls. Mission Bay might be an actual manned gate.

None of the above are going to make you rich at resale time. Also remember the "clubhouse" adds to the HOA fees.

Saturnia isles is right outside of Boca.
Dakota is a brand new community being built just outside of Boca as well.

You should take a look at “Saturnia”. Beautiful community located in West Boca Raton. West of US 441 in Yamato Road, Boca Raton. Its western terminus is a traffic circle with Coral Rigde Drive, providing access to the beautiful “Saturnia” Community and top rated schools like Sunrise Park Elementary School and Eagles Landing Middle School. This section of Yamato also provides access to Burt Aaronson South County Regional Park

We live in Newport Bay Club and love it. If you have any questions about the community I would be happy to answer them. We moved a little over a year ago from an ungated community. Newport Bay is one of the most affordable communities in a good location that is gated.

There are many beautiful areas in Boca Raton to choose from that are in a community. There are many areas that have low crime rate and then something happens in that area that will outweigh the high crime rate area. I believe in going to see a home and getting a feel for the area by driving around the neighborhood. Because some of the best areas have high crime rates due to robbery or something else. I find that many of the communities especially the ones with the golf course HOA fees are pretty high. And due to the high fees the home are on the market for a longer amount of days. Hope that helps somewhat.

Only some of Mission Bay is gated.
OP what do you consider low HOA fees
