Giving serious thought to moving from NJ. Any input is most appreciated

From Boca to Jupiter and within 30 minutes to coast, what are the most desirable towns, neighborhoods?

Good schools
> 1 acre property
No HOA, or non-militant HOA

The more than an acre seriously cuts your choices......sure there are pockets of 1+ acre homes but it isn't common.

Jupiter, Palm Beach Gardens, Wellington and West Boca/Delray/Parkland all have what you are looking for.

Lose the acre requirement and then you get East Boca/Delray, Ocean Ridge, Highland Beach, Manalapan, Gulf Stream, Juno Beach, Tequesta. Palm Beach is always the crown jewel of the county

Have you looked into Steeplechase in Palm Beach Gardens? Prado in Jupiter may offer the land you're looking for as well.

No HOA seriously restricts your options. And that 1 acre? Are there any single family homes with 1 acre on the coast?

Steeplechase HOA, to the best of my knowledge is pretty lenient in what can be built on the land there. Many houses are complete knock downs in there as the lots are huge for the area. Prado is a newer development by Cal-Atlantic which has lots up to 1.5 acres. As far as greater than 1 acre lots on the coast, there are some options in Hobe Sound/Jupiter Island (close to ocean) and Stuart (Sewall's Point).

Revisiting this and appreciate all the feedback. To answer some questions.

Location = within 20 minutes to coast
HOA = I want to build a detached garage for my car collection and cannot stand militant HOA's that tell me, the owner/taxpayer what color I can paint my doors/mailbox, etc
Acreage = >.75 = Again, I want a detached garage with some elbow room
Schools = Twin 7 year old that I would like to attend public schooling
Budget = <$700k
