I live and work in Wellington.
Olympia, Black Diamond & Village Walk- have some crime due to the empty houses and people renting out to anybody & numerous persons in one house to pay their mortage. Those neighborhoods are changing. The above neighborhoods go to the same schools, which are not that great.
Versailles - HOA is tight on money right now, because of forclosures and empty houses. They can't afford to light their entrance at night anymore, the lights aren't on until 10/11 pm. Versailles does have better schools than the above though - they go to Panther Run Elementary.
The best area to live in Wellington is off of Lake Worth and 441. Period. You have Panther Run Elementary & Polo Park Middle, and a choice of neighborhoods - Isles, Grand Isles, Wycliffe, and the Equestrian Club. There are less forclosures than Olympia, Black Diamond, Village Walk, and Versailles because they are mostly families who bought because of the schools. You can also get a "Versailles" style home in any of them, with a much larger lot.
When we were looking to move I used www.expertrealty.com you can search by neighborhood.

how about this? I know there is a gated equestrian neighborhood in the acreage..
That way you can have your land--max privacy--max security...Not many people even know how to get there..
I am sure a realtor could help you find it

also teh beauty of the acreage is that it is kind of secluded.
If you have enough land you can build in your own security around your custom home. video, 10 foot gate/wall, guard dogs etc.
statistics show that gated communities are no safer than none gated.. They only help with resale value..
I pulled that one out of the air so you have to fact check it yourself

Versailles started the swinging for the fence real estate prices and now they can't even keep the lights on-- Great

I live in Versailles....renting until our out-of-state house sells. I get home every night around six and all of the lights are on. They keep this place beautiful....non-stop manicuring of the landscape. I've seen some houses looking a little lonely....but all in all, it is a lovely subdivision.

Really? They they must turn them off later like 8 or 9, because when I drive home between 8-10 pm they are not on.

you're right....i'm lying.....jeez.....just drove out tonight and they are on. The fountains are a crapshoot however. Does it even matter if they do turn them off to conserve energy...we are in a recession!!! I still think it's a nice place to live.....sorry others want to shoot it down.

Went over to burger king at 8:30....Versailles lights are off. Too weird...why only light them for a couple hours!!? Could barely see the entrance on the way back!!! Maybe they will light the string lights for the holidays!!!! Sorry Malibujessi...didn't mean to jump all over you....just overwhelmed with all the negativity about the real estate situation.

Hello all,
Does anyone know of a site(s) that would have info of all the foreclosed homes for sale in Olympia, Versailles, etc??? The few sites I've visited most of the homes are still priced in the stratosphere, you wouldnt think the descriptions here matched what the homes are selling for. Maybe Im looking in the wrong places?

We live very close to both neighborhoods Versilles out weighs Olympia by a mile in my opinion.... The construction in Olympia is lousy alot of the homes have mildew on the outsides and the foundations are very weak, my friend rented in there and literally had grass growing up throught the foundation in the middle of the family room I couldn't believe it!
As far as the acerage don't go near it!!! Major flooding goes on out there especially if there is a hurricane you are stuck, plus you could have a dump right next store, and a mansion on the other side...
As far as versille someone may be confusing it with another neighborhood near by that has been built for well over a year and had problems no one could move in or buy there, but it has finally opened. Hope this helps wish you the best!
