My husband and I are in contract to sell our NY home. We will be moving to a retirement community in either Delray Beach or Boynton Beach.

We were told that because we are moving from NY, we will 'never' qualify for a Homestead tax reduction. Is this correct?

We searched the internet and find if we have a year-round residence in Florida, which we will, that the Homestead is available to us too.

Please clear this up, since we have 2 different versions of the story.

If you're maintaining a year-round residence here in Florida, you will qualify for the Homestead Exemption. However, if you're buying this year, you cannot file for it until after January 1, 2009.

Thank you...I see you want Clayton NC asap. We feel the same way wanting to get out of NY. NC is getting very popular but we have no family there. We appreciated your answer....going to do a Google on Clayton NC now! LOL!

Oh gosh, who told you you couldn't get homestead because you were coming from NY?!

Homestead has many benefits, besides the tax reduction.

We currently don't have any family in North Carolina either. But I do have one friend from high school that lives in Raleigh, another friend from school that lives north of Charlotte and another friend that lives somewhere around Charlotte. Plus my sister has mentioned moving to Charlotte. She wants to get into publishing. She likes both New York and California, but realizes that they're quite expensive places to live. If we ever make it to NC and she moves there, she'll be about 3 hours or so away from us. My husband's parents live in SE Virginia, so they'll be about 3 1/2 hours away from us. Maybe because we'll be within their 4 hour radius for traveling they might actually come for a visit!

I'm from 'up north' but have lived and owned in Florida for many years. Never filed
for the Homestead Exemption because I don't quality. I can't believe all the people
I know who own in Florida, live up north and get the homestead exemption, I know one husband and wife that even get the widows $500. exemption plus the homestead
and only spend several months in Florida !!!!!

WOW !! Moving from NY and you won't qualify !!! Everyone in Florida has
moved from somewhere else !!!! You will qualify !!

If you declare Florida as your primary residence, register to vote in Florida, and get a Florida drivers license you will then qualify for the Homestead Exemption. Why would you not qualify?

Grego43 --- because we didn't do any of the things you mentioned !!! It was NOT our primary residence, we voted in PA and drivers license was from PA. And we were
happy with that. I just don't understand how people who were like us -- somehow --
still got the exemption ???? !!!
