Hello pjslad,

Hidden Valley is in East Boca and all are S/F homes. Lake at Boca Rio are all Townhomes ideally located by Florida's Turnpike. The pricing at LABR is definitely better, but the location at HV may be more desireable being close to downtown, shopping, restaurants and entertainment. LABR has a lot to offer in the area, but many don't like the style and even the layouts in some of these properties. A friend of mine lives in LABR and he loves it there. He has two children and a dog which is perfect considering most have big fenced in courtyards. A friend and fellow Real Estate agent has an investment property at HV which is now rented. His tenants have enjoyed living close to the beach and everything else and still feeling safe and comfortable. My preference would probably be a little west where you can also find S/F neibhorhoods equally desireable as HV and at a better price point.
