Default Wellington View vs Talavera

We are flying in to see homes in both of these communities. We are 30-somethings with a 21 month old and 4 year old.

Does anyone have any info on either of these communities? Is one better than the other? Is there another development that might be better?

How is the neighborhood around Wellington View?

Thank you in advance for any advice that you can give.

I live in Wellington, but I'm not familiar with all the newer surrounding developments. Would you prefer living in Royal Palm Beach (Wellington View) or Talavera, which is in the Lake Worth area recently re-zoned as Wellington? The local school systems may help you decide.

I know of and have looked at both developments. Wellington View is not in Wellington. It is Royal Palm Beach. I believe for elementary level grades, they go to Wellington Schools. However, that will change soon as they are building a new school in RPB. Wellington View will soon no longer go to Wellington schools. It is Toll Brothers Development. High end houses with all the bells and whistles including a pool. However, the development is unfinished and it could be years before it is all built out. It all depends on what you want. My wife knows people who live there with young kids. They have commented that there are not that many young families.

Talavera is also a high end development. The builder went bust before it was finished and either returned the down payments or left town with them. It sat empty for a while. It is in receivership now and the emptys are back for sale. I think there are about 15 houses for sale and several empty lots left. Less than 80 houses in the whole development.

The neighborhood surrounding both developments is great. In live in the area and love it.

While you are in town, you should also check out Versailles. It is across the street from Talavera and also has high end homes. You can really get a great deal in there now. I would recommend Versailles over Wellington View and Talavera.

Wow, thanks for all the helpful info. I did not realize that Wellington View was not in Wellington. They really market it to believe that it is in Wellington, right?

Does anyone have an opinion about the schools around Talavera?

This is very good and very accurate information, with the exception of the soil problems at Versaille that you should look into. There is also a Centex development around the corner - Oakmont Estates - where they actually cleaned up that soil issue. South of Versaille, there are some developments on Lake Worth Road (heading west) that are actually Wellington. These are much sought after, established communities with A schools for as long as I can remember - The Isles and Grand Isles. They are not new construction, but they are well built homes in nice, quiet, safe communities. I love Wellington. Good luck!

BarryU404 - why would you comment on the accuracy of my post and then provide false information? Please describe what "soil issues" you mention exist in Versailles. I was trying to provide the OP with helpful information - you seem to want to spread rumors and lies. Oakmont Estates which is to the north of Versailles and not contigious/touching it (in fact there are developments and other lots between the two), used to be a shooting range before it became residential. That is why that development has soil issues. This is common knowledge and the Oakmont people who tell you all about it. It is not a secret. The property of Versailles was never used as a shooting range and does not have that "soil issue." So - can you back up your comment with any supporting information? If not, perhaps you should reconsider passing on bogus information. By the way, Versailles go to the same schools as the Isles and Grand Isles, is newer construction has more upscales homes.

Anyway, I am curious how the OP made out this past weekend - how did you like the area? What did you think of the developments you visited?

Bobstar: Do you really think the tone of my post is indicative of someone wanting to "spread rumors and lies"? Since the land upon which the Versailles development sits is practically adjacent to the land upon which the Oakmont development sits(there is one development in between), it is likely the development could contain the same "soil issues". Forgive me if I gave the impression that there were existing issues - not what I meant.

Barryu404 - actually you affirmatively stated that Versailles has soil issues and that is simply not true and is an irresponsible comment. Additionally, there is actually one residential development and a few commercial buildings between Versailles and Oakmont. Your comment lacks any basis in fact. Also, Grand Isles is adjacent to Versailles - just to the west. Based on your faulty logic, wouldn't Grand Isles have the same issue?

Bobstar - we are flying in this Thursday evening. However, we did make an offer on a house in Wellington View b/c we loved the Toll Brothers layout. We will know on Wed. whether we got it or not. I looked through all the Versailles listings. I love the fact that they include lawn maintenance and the facilities sound amazing. However, I'm not crazy about the faux stone on every house (yes, I know that Wellington View has some faux stone as well). We're moving down from New York (not NYC) and want a typical "Floridian" house.

I'll give an update after this weekend. Thanks for all the advice & opinions.

Good luck on your trip. While you are down, if you have the time, explore as many developments as possible. Seeing things in person is very different than scrolling through web sites. Also, I bet you may be able to get a better deal on resale in Wellington View as opposed to buying new construction. Many bought before the bust ...

Anyway, enjoy and have fun. Look forward to hearing about it ...
