Family looking to relocate in W Palm Beach! HELP!
Hi,
My family and I are looking to relocate from the Greenville/Spartanburg area to the W Palm Beach area (Boynton/Deerfield/Boca/Delray). We are looking to buy a home in a quaint beautiful town of W Palm Beach. We have 4 kids and 5 dogs, so we want some land for the dogs and a big house for the kids and it would be nice to live by the beach. We are willing to spend anywhere from $200,000-300,000. (We would at least need to have a 2000 sq. ft house) Do we have to buy in a gated community? We are also concerned about which areas have good school systems. Is there anything you can tell me about this area? Is it a good place to live given my situation?

Look into Jupiter Farms and/or Palm Beach Country Estates in Jupiter, which is a family suburb of West Palm beach.

There are areas which are not gated. I am not familiar with purchase prices and I would think they would vary greatly though I think Boca is the most expensive and parts of Delray in general on your list but would have the better school. Have you contacted a realtor?Where will you be working?

You're leaving the Beacon in Spartanburg! You must really want to get out of there..
I think if you have five dogs you'll want some land, your best bet is the Acreage, Jupiter Farms and Palm Beach Country Estates. Each of those areas has good public schools for the most part. Guess it really depends on where your job is located.

I second that. You may want to look into the communities that are further west. Lots of land, plenty of space for your 4 kids and 5 dogs. There are great suburban communities in those locations and I think you will do well opening a practice in that area as well. One note on the Acreage- you may want to hold off on that area at least until the results are in on the testing....

What testing? Also, we think we looked in the Acreage when we were down there last week. Is it true that there is a lot of swamps and dirt roads in that neighborhood?

I don't know how much they go for these days, but try looking in the area between Okeechobee and Southern from a few blocks east of 95 east to the water. That sounds like exactly what you are looking for. And with all the short sales around, you never know. . .

Try Delray/Boynton out east, there's a dog park at Lake Ida Rd and the 95 bridge. If you're looking for space, there are probably not very many homes(I think only a handful on realtor.com bigger than 1/2 acre) for sale out east that have the land you will need for 5 dogs, half acre atleast sounds sufficient enough. Other than that, acreage/Royal Palm/Wellington/PBGardens etc are better bets for size and price(probably hundreds of 1/2 acre or more lots to choose from in your 2-300 price range).
Going out east will cost you more though, my guess $400-600k for 1/2 acre home minimum but it does have it's bonuses, close to beach and downtown festivities of Delray is a huge plus and ofcourse for resale purposes you do tend to sell quicker/easier when you're east(less space for your buck but it's east) and the homes all look different too.
FYI, my opinion on the easier future sell (being out east), NOT to mention the brain-tumour situation with the water quality in Acreage.
Try also craiglist for home sales, I know it sounds silly but there are plenty of motivated sellers who will stop at nothing to get the exposure needed to sell in this market. You know they are motivated when they're advertising on Craigslist!
One thing I hate about living out west here is that every home looks the same and every community looks the similar too. And they all have these catchy/marketing type names like Smith Farm, Journey's End, Equus, Isolla Bella, Winston Trails, Charleston, Sequoia, Canyons,Olympia, Valencia, Vista Bella, Briella, Estancia, Porto Sol.
The list goes on and on, you'd think we were living in the Italian wine country by the names of some of these places(STILL TRYING TO FIGURE ON THE 'jOURNEY'S END" name though)
