Realtors, what is best for long term investment and resale and or other issues? I'm just starting my search, no agent yet. I've seen a few homes for sale in Grand Isles, Wellington and a few huge homes in Madison Green, in Royal Palm Beach.

The Madison Green homes are huge, newer and the common grounds are very nice. It seems about twice the home can be purchased in Madison Green for the same price as Grand Isles, so what is the catch? Is this strictly a "location, location, location" difference, or is there more to it?

Pros and cons to each?

Mainly short sales in Madison Green vs. regular sales in Grand Isles. Location is decent on both. We're these the only two neighborhoods you were looking in? There's many other nice locations in this price range in the area, especially if you have the time, and patience to wait for a short sale.

Thanks! Here is what I'm basing this on. A 1800 sq ft home in Grand Isles is running $250 or so. In Madison Green, $250 will get you something in the 2400-2800 sq ft range. Plus the homes are much newer. So there has to be a location thing going on? Does the name "Wellington" add this much more value to the home in comparison, or...........? I realize both subdivisions are very nice! No doubt there, but what else is driving higher prices in Grand Isles?

Well a short sale listing price isn't necessarily what it will sell for, but they are selling pretty inexpensively in Madison Green. Where most the homes on the market right now in Grand Isles aren't short sales so the prices will be slightly higher.
