Most of the 55+ have weathered the the downturn well. No doubt the values have gone down since the peak, but there usually aren't as many short sales/foreclosures as a non 55+.
Delray has some nice 55+ communities ranging from some older villas around 100k to some high end neighborhoods that have homes over 500k. So it will all depend on where you would like to fit in that spectrum.
The ponds (or as they are called here lakes ) are usually man made and if you were swimming in them your neighbors would probably think a little odd of you. Especially since almost all the neighborhoods have very nice pool areas.
West Boynton also has some great 55+ neighborhoods.

What about Lighthouse Point, is that a good neighborhood?

Lighthouse Point is very nice and very expensive...but in this economy who knows you may be able to
get a bargain there too...It's near Fort Lauderdale....Getting back to your question, some of the lakes
they mention are man made small lakes, mostly for aesthetic views than anything else, you can't swim
not boat in them. Most of them are small and situated near the pool areas in the 55 plus communitites.
watch out for ads that say "waterfront" too....a lot of them are just on the canals...to me being near
them just means more bugs...There is a real Lake, Lake Osbourne, you can boat on that, but really outside of a realtor that knows the area, check out realtor.com....that's your best bet...you can look at
a lot of different houses, towns, and the realtor is listed on the site...I am partial to Delray, because I
love our beach here and our downtown....lots to do...and I think there's a price range for everyone...You
would automatically get the $25,000 homestead rebate off your taxes if you live here....and depending on the assessed value of the house it could be more....and as long as you live in the house you get the
rebate every year Once you sign up for it.....Good luck and if I can be of any more help, just let me know.

its on St Andrews across the street from Pine Crest Private School in you can also get in there from Jog Rd as well in Boca....very nice community..
