Hi there!

My wife and I are looking for a vacation home somewhere on the treasure coast between Vero Beach and West Palm Beach. We are looking for a safe area where we can just relax and take it easy. I am a college professor, and my wife is an vice-principal in the Washington, DC area, and we plan to visit the area at least twice a year.

We are looking to take advantage of the depressed home prices in the area. We would like a single family home within a 20 minute drive from the beach. Any suggestions?

Depending on your price point Jupiter/Tequesta/Palm Beach Gardens would be a great area. While the homes there are down from where they were, they are still higher priced and have held their value compared to surrounding areas. You'll find many posts in this section on here.
If it doesn't fit your price point than there are areas to the North in the Stuart area that would work.

To visit twice a year?
With a non-homesteaded property the taxes are going to be huge and being close to the ocean your insurance nuts, you are way better to rent unless you plan on living here.
If you decide to buy the values are still crashing and will be for a long long time yet. I would rent vacation homes and wait a few more years before committing to a purchase.

That is just my own opinion, I am not a realtor, the realtors may say something else.

I could be reading your previous posts wrong, but don't you have an offer on a house right now?

I have not made an offer; I have been looking at Realtor.com and other listings, and looking at Google Earth to estimate distance from the beach. I learned yesterday that I would have to put 25% down since a second home is considered an investment property. In any case, I am looking for a bargain

Unless you are out by Beeline or the Farms anywhere in Jupiter is a pretty quick drive to the beach. Even from there it's not that bad...

When you mentioned staying twice a year were you looking to rent it out the rest of the time? Everybody has a different opinion on a bargain as well. What type of price range are you looking in?

Yes, on a short sale and I am feeling very torn on what to do given the current situation with The Acreage Cancer Cluster.

If you are only going to visit twice a year, rent, don't buy, it's not worth all the hassle, maintenance fees
whether a condo or a home, you will need home insurance, hurricane shutters, cost of leaving on the
air (you must in case of mold) etc...Is it worth it? I wouldn't not for a twice a year visit...
