East Boca has some areas w/free standing homes that are not in HOA. You have to look for them or have an agent help you. I know of two...three great agents in the area that I'd recommend as we had dealings w/them. If you want, PM me and I will share their info.

Yep, South Florida is a Tropical Climate just Google "Köppen's tropical climate group", of course one wouldn't move to Alaska and expect it not to snow right?
"Zoning" what's that? They forgot that word years ago, it was avoided like the plague as long as thousands of baby boomers from the tri-state area were willing and able to move here and have wine with every meal when dining out, it was more of "build it and they come" and I'm not talking about a baseball field in the middle of a cornfield.
