Rent to own lets you find the Bugs before you buy LOL Glad you found sucha great rental deal esp with summer comming!

OK now that I know you hate ranchers....

I see where you are coming from....Honestly, only women can keep a home's interior in that type of shape and still live in it at the same time.

Your place is meticulously detailed and the grounds are fabulous. I get a very relaxed/serene feeling looking at your patio chairs...lol

You do need to be by the park....no doubt in my mind now. I have faith you will find what you are looking for and still get a great deal. I spoke with my agent the other day, and she said that the difference between now and last year - is days on the market --- the homes are just not sitting on the market like they did twelve months prior.

Here is another place I really like{although quite a bit more than my previous link on Burke} This place has a very elegant feel to it...

It's been on the market for a long time though - probably because its on an ultra-small lot.

**sigh** Oh, yes, I have been admiring that gorgeous Victorian for weeks now. Only I knew it was in the wrong location and there must be some reason for no pics of a lawn. My yard/landscaping is what sold my home. My agent did not upload all the pics. There's a huge goldfish pond and a French potager garden - and we were on our neighborhood's garden tour last year. Gardening is my biggest passion aside from painting & pottery and I would shrivel up and die if I couldn't be where I could continue that. As for my "meticulously detailed" home - LOL - I do have that in my nature but I also "staged" my house for the market (cleared out all the excess and packed it away in neighbor's garage). I also have no children at home any longer and a husband who works a whole lot (and I have him pretty well trained after 32 years )

So it would appear that if something comes on around there that I like I best jump on it. I've noticed homes are beginning to move - some I had my eye on are now no longer available. A cute home went back on the market this week - only a stones throw from the park - but possibly overpriced at $170K for a 2 BR, 1.5 Ba - way too small for me. I heard some negs on it as to why it didn't sell the first time. I may take a look and make an offer that would allow for substantial changes/upgrades. Love the location so its got that going for it at least. No sense in making a low offer until it sits for a couple of months though. And maybe I'm wrong, perhaps there is a ******* out there now that would pay that price for it. No way I would though.

Ha, ha! Good point about the bugs! You are right, too - we quickly learned that our cheap apartment may have mice, or did at one time. We keep our food in plastic bins.

I better clarify the rancher thing (don't want to make any enemies before I even get up there! There's a WHOLE lotta ranchers in the EP!) - I don't actually hate them, well, not all of them. They're just not my fave.

Ugh, dislike almost as much as ranchers. You don't even want to get me started on my feelings about split-levels.....but I'd have my pick if I could stand to live in one cause they build 'em all over the place up there don't they? Such a shame. I call all those tract homes "Monopoly Houses". Little plastic (vinyl) houses. I get listings emailed to me every day for them. Tsk, tsk.

Well when you think about how the land lays & the rock under it Splitlevels make sence. Richmond people dont do many splits cause they have mostly Flat land No rock boulders under the ground!

I bought a split level in the EP, I really like it. Might not have a lot of character, but it serves its purpose and was in my price range.

Yes, absolutely! One of the first things I'm going to look into, but I don't have much faith I can afford the kind of home I'd want. I have seen ads for some well priced lots up there. But you can always do better with a resale. And custom is usually for the "well to do", but that isn't me.

I just have champagne taste and a beer budget! I will use my wealth of creativity and ingenuity to create my dream home. All I need is the right home - and another cape like I have now would be perfect - and if the price is right I'll have room for the renovations.
