Hello! I am thinking about moving to WV when I graduate in May 2014. I currently live in Hagerstown, MD and I'm going to school for radiography, so I will need to find somewhere close to hospitals, outpatient imaging centers, and urgent care centers for work. I am single and will have a modest income so I am looking for affordable land. I would like to put a mobile home on the land initially and build a strawbale house in the future. Eventually I hope to build the land into an organic produce farm and also offer horse boarding and be able to make the farm my main source of income.

To summarize, this is what I am looking for:

Medical facilities within an hour drive
Cheap land suitable for farming & the ok to build a strawbale home
Places to sell produce - farmers markets, co-ops, restaurants

I am also concerned about the effects that mining & fracking have on the land and water. Are there areas I should avoid because of this?

Any information, advice, and insight would be greatly appreciated! I hope that I can find what I'm looking for in WV, the land and mountains are so beautiful!

Cheap land is available just about anywhere outside the larger cities. But for multiple hospitals and customers for your produce, you might consider any of the following:

1. Morgantown - Clarksburg - Elkins
2. Charleston - Huntington
3. Wheeling - Northern Panhandle
4. Beckley - Princeton

Keep in mind that no city in WV is larger than about 50,000 in population, so usually "the country" begins within 10-15 miles (or less) of the city center. I'd recommend finding a radiology position first, and rent for a year or so while scoping out what farms are available for sale. Just about any city/town has a farmer's market.

The Tri State area around Huntington might suit your needs. There are 5 large hospitals in the area for your profession in addition to lots of open land, especially in KY. Huntington also has several farmers markets including the Wild Ramp, a store that sells the produce for you and gives you 90% of the profit. Let me know if you would like more info on this area.

Morgantown has the best hospital network and it is quickly growing. Best economy in WV and one of the best in the country. Plenty of cheap land an hour or more from Morgantown. It has a big university so it loves locally grown food. It has a coop too.

Strip mining is mostly a southern WV issue. Fracking is everywhere but Morgantown is not in the wet shale area that has the most fracking.

Job wise morgantown is your best bet. Market wise it is equal to the best if it is not the best. Land is more expensive in and right outside of Morgantown but gets cheap if you are willing to go 30+ miles out.

EP is also a good area.
