Default Looking for land I have 10 grand.

Hi. My names Matt and Im about to move down from Akron. If you have a parcel of land outside the cities, must have a clean creek or spring on or attached, for 10 grand or less then I am your buyer. I am a young farmer and builder and will use the land for my homestead where I will grow organic produce and dairy. If you have any unused farmland with some forest attached and you want someone to farm it then I am also your man. Let me know. Thanks.

Matt: What are you smoking?

I can't find anything like that in India...why do you think you can find it in West Virginia...wait until November 15th...you might find a small unwanted parcel at any county tax sale....if its by a stream, it will be under water...you wouldn't want some farm land in Arizona would you?...I have 3.5 acres 4 miles from Albuerque.

DK, well said as I was reading his post I was thinking the same thing, I don't think you can even buy 1 acre in WV for 10K!!!

Raw isolated rocky woodland with NO access is at about $3500/5000...thats with no access.
You can only hope that a neighbor will sell you a right-of-way.
Those mountains of dry rock in Hardy County are now selling for over $10,000 per acre.
When I was a kid the timber companies bought that land for $1.00 or less, it was worthless cutover stone.
Tax sale is the answer...if your lucky and the assessor hasn't picked out the good stuff.

I had my 2 acre's of land in Paw Paw appraised a few years ago and it appraised for 45k. I know I had looked at a couple of acre's about 2 years ago and it was listed for 3k so I was inticed, upon looking at the land it went straight down would not perc, otherwise useless. I don't even think you can get a lot for 10k.

I am surprised that land in Paw Paw or Romney is that expensive. People in MD used to buy in WV because taxes were low. But no more. 2 years ago they doubled!
I am sure if you wait for the sales at teh court house you can get some real deals on Tax forclosures. MyDad used to buy land that way.

We were living in Anne Arundel County in MD. We purchased this land with a single wide on it, to have a place to relax with decent folks and not worry about the neighbors trying to outdo each other. We enjoyed it so much that we moved to Falling Waters. I love Paw Paw but it is a little too far out for me. I am still trying to get used to driving no less than 10 miles to go grocery shopping.

I should also say that the air in WV is so much better than from where we lived with all the pollution from Baltimore.

10 grand may buy you the creek and rocks in it but just dont get on the bank because thats your boundry in most places

Well, about 4 years ago we bought 4+ acres, on a paved county road, on the northeast side of Droop Mountain, for $20K. Electric & phone, but no gas, water or sewer. Great view across the Little Levels, up the Greenbrier River Valley, to Marlinton & beyond.

Pocahontas County is from 4 to 8K per acre generally, except near Snowshoe.

But no stream.
