We live between Shepherdstown & Charles Town about a mile from the Duffields MARC train station. This area has changed over the years but it is still mostly rural in atmosphere. As you've seen we've recently gotten new retail & restaurants.
And, like Mtneer I prefer the Shepherdstown end of the County. (I lived in Ranson for over 10 years) The prices have come down enough to make living in a single family home with some yard as affordable as the townhouses at Fairfax. We have our house & 2 adjoining building lots for sale (8ac total), but there are no HOA restrictions or fees.

The commute is not as bad as many like to play it up. I have lived in Charles Town for 3 years now and before that I lived in Inwood. From Charles Town I leave around 6 - 6:30 in the morning and it takes me from 55 min to 1hr and 15min to get to Tysons Corner via Rt. 7 the whole way.

If you take the Greenway then you can consistantly make it at the lower end of the time range.
