Well, the tip off was getting a prequalifying letter from BoA. I thought that was what I was supposed to do, but I guess I shouldn't have? I don't want to cheat anyone, but I certainly don't want to be cheated either. The homes on the same street and in the area (according to NexTag and Zillow) are $389K and up and very up. So, I don't know. The town's very quiet, and the schools are great (due to the general affluence). I find this all so confusing. Not sure how to play this game.

Most of that eastern panhandle country is semi-arrid high elevation desert...the cedars and prickly pear cactus are a tip off to that...rainfall is slight in the summer...and you were lucky that you did not contract typhoid from that water...
Water is a real issue if no spring exists. If it does exists, it loaded with minerals and limestone...wonderful...I miss our mountain home and our mountain water...it shows the market and the buyers there...if they can sell land without water they can sell bridges in Brooklyn...
A large cistern with a filter and clorinator would possibly get you by for utility useage...but I would carry in every drop of the water I would drink...virgin island huh?
You could take those clothes to the river and beat them on the rocks...watch out and don't break the buttons...
Prequalification: One of the great tools of the banking industry...and it is...an industry. When a person is prequalified all a saleman has to do is get you emotionally involved with the goods...everything is taken care of...except that payment...you (the buyer) will do that one small thing. Where exactly are you looking for land?
One last idea: Call the bank and ask if they have any foreclosures...they just hand them over to the realtors to dispose of...you would be eliminating one party to the deal...and maybe getting the best deal possible...

Yeah, we had a drought last season, too. So, I don't know about the rain water only situation. I'm wondering how much it would cost to hook up to city water, as the property's on the main drag, right near the historic district. Back hoe, etc., would get pretty expensive, I imagine. Especially digging up land on a slope, I guess.

Oh, after we got sick from the cistern water (it was hard-hitting, but quick), we learned that our landlord's kid caught tadpoles in the cistern. Mmmmm.

I should clarify -- the cabin is near Leesburg, Va. More rainfall, but we had a drought last year.

Getting any deal in that part of the country will be difficult...I'm not much of an expert east of Baker, Lost River or Moorefield...sorry...
Foreclosure, again...the market for assuming a loan is hot right now..and you might advertise for an opportunity...someone just wanting to bail out of a situation...local trade paper...not the daily...
