Makes sense, when I first moved to DC I took a weekend trip out to Harpers Ferry, Shepherdstown, and Martinsburg...I couldn't believe how much they were building out there. The Northern VA and MD burbs closest to DC and Baltimore are nearly nearly filled to capacity, combine that with tight developement restrictions in some of the outer counties and you get major growth pushing out into the far fringe of the region (hello EP, Winchester, and Hagerstown)...

And at the other end of the spectrum...

Pocahontas County has an area of about 1000 sq mi, and a population of just under 10,000.

That's 10 people per square mile.

I think we are going off on a whole other topic of county size.Let's try to stick with store opening dates as well as any other rumored stores to the new Target shopping center.

RD35 is on a distinguished road
The area where target is building is known as 'The Commons' developed by AIG Baker. The center will be 430,000 sq ft and will include 9 anchors, 34 small shops, and 3 restaurant/out parcels.

There has only been three tenants officially announced: Target, Books-A-Million, and PetSmart. As mentioned in the paper, the developer stated that the first stores will open in summer 2009 and will feature names seen in Hagerstown and Winchester. Based on AIG's other developments and the square footage of the approved plat it appears the tenants will likely include some of these names:

Kohls
Staples
Marshalls
Circuit City
Bed Bath and Beyond
Michaels
Old Navy
Panera Bread

It should be a really nice development once completed, Martinsburg has so many people and new subdivisions, but no shopping at all. They will be putting another stoplight at the entrance of the shopping center, but I imagine it will still be a nightmare getting in and out.

Three- in relation to all your posts
1.booming with poor planning
2. population density
3. gerrymandering

since local gov't has it's hands tied behind back with limited purse, can legislation mode requiring new large construction to work with state gov't on better traffic schemes help, or is this only going to result in more opportunity for corrupt individuals shaking down commerce by greasing the road for overdevelopment?

I'm just trying to see solutions that would apply to all parties involved.

Question:

How far in miles is all of this part of W Va from the Wash DC area?

One has to consider that when I was still living in even Arlington in the 1970's.....it felt like quite an excursion to go more than 50 miles from DC.

Living here in Arizona; 100 miles feels like a short jaunt.
