arizona- you made me imagine all the places I've been and make a frankenstien utopia. Pick up blue ridge mtns, and a slice of utah hoodoo for the other side, put it in the carribean, drop city of san fran on top of it, invite WV'rs to live there with current real estate prices of WV. Oh, and southern bbq wars on one corner, chicago vs ny pizza on the other corner, alaskans welcome to sell snow cones in the middle. Give folks something edible to debate about, because politics became obsolete.
georgia- Imagine full cost accounting instead of after the fact nonsense like complaints about chip roads. My best guess is keeping low prices for entry market people, and eventually them getting sick of the road, shifting demand burden to larger population. IMO that's not too unfair so long as the developers profit margin wasn't so high that it amounts to stealing from the town/county/state. Smaller towns would never get built waiting for enough $ upfront to start.

For a Frankenstein Utopia, I would want the Ca. coastal breeze. Then strategically placed bbq joints to spread the aroma everywhere.

And; the saddest part was there was actually said Frankenstein Utopia------coastal SoCal till about ca. 1973.
I never saw the Los Angeles area till 1980 but received a lot of info about that way of life as a kid watching TV in the 1960's.

Frankenstein Utopia? Don't leave out the Oregon coast down as far as Big Sur...and include about 2 miles of Pipeline and Wiamea Bay...'gonna surf city, gonna have some fun..

Wiamea had the most romantic sunsets...whales off Diamond Head toward Lahaina..
