That riverfront flowing through downtown would be a wonderful centerpiece/backdrop for development. Look at downtown Pittsburgh, Cincinnati, even Morgantown.

In Pittsburgh, what started as the Golden Triangle (Point area) in the 1950s, has now spread to the Strip District, the Uptown area, and across the rivers to the North Shore (PNC and Heinz Stadiums, the new Casino) and the Southside (Station Square, Carson Street through the Southside flats).

snorp a good deal of the architecture along kanawha river is at par with chicago lakefront, if only it could be taken care of better without dis-incentives from fed/state/local govt. When that gets fixed, rehab economy for construction skill sets will do very well. If that never gets fixed, it will remain up to individuals to shoulder. I was careful what & where I bought, because the fine print is a doozy wherever you go in america. Can't shop from afar for charleston, I'll say that to big al's credit. Need to stick to neighborhoods commited to preserving health and unique WV community hospitality. My neighbors are worth more than my house.

Agreed, but I think oil will hit $200 per barrel before anyone knows it. Crude has gone up 400% since 9/11. Just another 100% isn't out of the cards, if you have noticed the pace of increase is kept by percentage, not pennies. THAT is the factor most important to analysis, and to the coin jar.

I would love to see Charleston revived, but we have another year or two to go before national economic recovery shows signs of life, and my doomsday thinking is that when the Dems win in November, the economy is going into depression, to be blamed on the Pubs. In which case, every major city will see riots and gangs like never before. Keep in mind that blacks were not as large of a problem in the '29 depression as they are today in terms of crime, prison population and effect on property values.

Oh yes, I see some lining up to call me a racist. OK, just don't try to tell me as a landlord that certain people don't lower property values and the desirability of neighborhoods. I've only been renting to all colors for 30 years now.

And as a landlord, you have experience about how to select tennants based on ability to pay, respect for what is their home even if rental, and character, which has nothing to do with ethnicity, right? Respect, or lack thereof, isn't specific to any race/creed/class.

Having the wrong tennants for soft market is bad for biz, especially for out of state investors who only want max monthly returns and don't care who is in the place until they realize they shot themselves in the foot with greed. Those perp walks are mighty white (detroit transplants). Tennant rights not balanced out by landlord rights makes it harder for people doing the right thing, and that needs to change. Definately has my vote. But special out of state investor protection? Nah. Carlton Sheets wannabes made their bed & need their nose rubbed in it to learn, and pay more for the mess they make. They hurt everyone.

I've lived through those riots in LA, stuck on the wrong side of a line trying to get back to my ship on terminal island. People here don't treat each other like garbage. I wouldn't live here if they did.
Rodney king- "cant we all just get along?" Sure, when you quit DUI & beating your wife you looser! Act like that here, expect to go to jail and lose your neighbors abused hospitality.

Here in Arizona; our big problem are the illegal immigrant 'Hispanics'-------most Mexicans/Central Americans are basically Spanish speaking Indians despite their denials due to the White supremacy of Latino culture.

As for the 'Black' thing; if anything, non Hispanic AA's are diminishing as a percentage of the overall US population due to low birthrates, higher death rates as well as increasing intermarriage with Whites/Asians, etc.

'Great Depression' scenario: it is already occurring as we speak-----housing prices are dumping more than 25% in some areas from their peak in 2005. Come to find out: the housing bust in the 1930's was only about a 30% decline. I do 'sense' our economy dropping to about the level of ca. 1937-----not the nadir of 1929-32.
