HELP! Right-Of Way Prices???
We own a farm in Harrison County, WV.
We always got free gas, etc.
They want to put a right-of-way road in and offered $2.00 per foot.
Is this a good price? Or should I be getting much more?
I know with gas prices going up companies are screwing people over...I just dont want to get screwed.
What are some other prices...say, if they want to put in another well, piping, etc. Sorry, I dont know what everything is called.

And check your deed as well as the terms of the rights should be spelled out.

Make sure the right-of-way route is determined...and of benefit to you...don't think they won't take that 950 dozer and put it right up the middle of the bottom land and ruin its value...there is a good information blog on that site that x1x just gave you...
I do not know the prices for a road but it is common to get a heavy stone base covered with crush and run stone at a decent width, say 12'...culverts, gates.
For sure, I would take that 30 minute freebe that your lawyer will give you...
You might want to take some before and after pics...listen to the man and take notes...
and as Three-run says...if an easement or right of way exists, it may define the size and location...What you are doing is selling part of your property...it should be defined to allow you the use and enjoyment of the majority...not devalue the entire parcel and make it useless...
call that lawyer...its a cheap phone call.

My girlfriend's son just recently sold a right of way for a natural gas line through his property. I think it was about 1200 feet in length and was routed along the hill side a couple hundred yards from the house. I didn't inquire as to how much he received per foot but I do know that within two months after the line was installed you would never know it was there. This was a smaller plastic line and not the 20 inch pipe. Five years ago my girlfriend was contacted by an outfit that wanted to buy the 20 inch pipe from an abandoned gas line that ran through her property. They offered her fifty cents a foot. Within a week there were three other offers for the same pipe and she finally settled on $1.75 per foot. They did a great job in removing it and cleaning up after themselves actually improving the property with the resulting road up the side of the hill.

scrap steel went up 35% last fall- god only knows what they must have sold it for by the lb. It's currently at $380.00/ ton according to this website

I've got a junkman who makes his rounds in the neighborhood & I try to leave what he'd pick up off to the side from regular trash so it gets recycled. He's working for it I'd say, and its a community service in the bigger picture.
