I don't live in WV yet, but my family is from the area. I don't know what area you want the home in, but you should go to realtor.com My aunt was able to buy a 2 story stone house with 4 bedrooms and 1.5 baths in the small town of Squire for $15,000, so maybe you can find something nicer for under $20,000 depending on where you are looking.

There's a guy in Morgantown who often has old mobile homes for sale. I think he is in the mobile home moving business or sells parts for old mobile homes.
Call one of the following and they can probably give you his name (or try the office of a mobile home park):

Finding A MH for that wont be too hard..But 2 acres of land will be. WV State law says you need 5 acres for MH So best look for M home & land together thats grandfathered

There is a state law restricting mobiles to 5 acre minimums? This must be a very recently passed law and one that flew waaaaay under the radar screen..

I have not heard of this. We have a mobile on 2 acres and have seen many others on land less than that, that are not in mobile parks. We had a single wide that had roof damaged and put a double on it a couple of years ago.

That makes no sense-----and, is discrimination against those folks who cannot afford said 5+ acres but can buy a 50' x 100' lot and drag a trailer (assuming it is physically sound) on to avoid living on the streets.

It could be Jefferson County she's referring to. They had enacted some pretty tough S/D rules and passed some hefty impact fees. I think mobiles were hit with some of the stiffest impact fees of all dwelling types.
Maybe that's what she is referring to. No one in my office has heard of a state wide restriction of 5 acres per mobile. That would be political suicide.
