Charles Point is the California trend...own everything but the land...buy a new patio home and pay for it forever but never really own it...sell it back to the company when you are finished...a type of renting that's too far into the future for the local folks, for sure...Charles Point will be 2 billion dollars of resort living when its completed...

What I really like about it is the brand new Fairmont Federal Credit Union Building...

If Jim Compton were alive and saw what his family did with his property...I'm sure he would puke. It's all about the money here in Manchinland.

Hatnic, If you want to see a nice upscale sub-division, give Mark Southern a call..669-9961. Nicest 75 acres of woodland in wv...rails to trails...his own little river...you won't believe it...and that little town of his has 3 great schools too.

O.k. I will check into that also. Does anyone know about the Dovetail Estates subdivision? I have found a couple of homes for sale in there that appear to be nice. Do any areas around Bridgeport flood? Someone told me while we were there that the only time she had trouble with losing her power was when it would flood. Are there flooding areas that I need to watch out for?

Building codes prevent development on land prone to flooding...banks require a Flood Plain Map with the appraisal.

Don't know about the details of home ownership in CharlesPointe but it is a nice looking area.

DK, Remember the beefalo Jim used to raise on that property? That venture didn't really take off - haven't heard of beefalo for ages.

Hmmm, wonder what Jim would think? Didn't Jim invent the coal auger which revolutionized the coal industry? He was a smart man and very nice.

Wow! So basically if there is house for sale it is probably not in a flooding area. Is there anything that I need to look out for as far as buying a house? We have terrible flooding in some areas and if your not aware you could end up with a big wet house during the summer months. In the 80's we ended up with six feet of water inside our home and pretty much lost everything. So if you live here you have to have high flood insurance and in some areas wind damage insurance on your homes. Do ya'll have any stipulations like that as far as home owners insurance?

We had to have flood insurance on our mortgage cuz of the flood map. We had the elevation surveyed and it cut our flood insurance in half. Could it flood at my house - yes, especially since we are across the street from a river. But if it did flood, it would be a catastropic one that would wipe out a large part of Putnam and Kanawha county.

Down the river from us, houses in the same flood map are at a much lower elevation and have been known to have some "minor" flooding.

Some of the homes in the lower areas of Bridgeport will get some water if the rains really hit hard.

Just take note that Bridgeport is built upon a hill(s), and I've seen some homes get hit with massive surface run-off during really hard rains. Our property is situated where a negative grade exists on one side of the house and subsequently the basement is (was) damp on that side. Had to build up the foundation with clay soil and will still need to install an underground drainage/trench to divert the water to an area that swles away from the property.

There are a lot of older homes on the 'hill' that experience this.

Nothing to be overly concerned about, and in general can be remedied with a spade and little work, but I have seen water flowing smack dab into some homes around here.

I know of 3 developments in the Eastern Panahndle where Dan Ryan crammed homes on sites that were improperly engineered and a lot of homes experienced direct flooding as a result of the improper adherence to stormwater runoff protocols. It made a friend of mine stay very busy with his basement water remediation company, lol.

Edit- and our last house in South Berkeley was built on a lot that had a portion located in a flood plain. We had an elevation survey done to prove the buildings were not located in the flood plain and we were a-okay.

If its a 'fsbo...for sale by owner...do every check possible...

If you got a turkey in a flood prone area, I would suspect it would come with a fsbo or Owner Financing...

Realtors are very cautious about listing a property that might have some issues...it could get them into court or better...cause them to lose their license for misrepresentation.

And remember this, in 1985, we had a hurricane settle in on us during the 'Balloon Festival...rained for 7/8 days and the rivers rose 30'....called it a 1,000 year flood...anything can happen...go to the top of the mountain, Martha!...

I remember that pic...of the dead cow stuck in the bridge at Parsons or St. George...Hoping someone will google that one up and show you...it was about 60 or 70 feet above the water...

That's a good point. However, i see a lot of realtor ads saying "prop. sold as-is". Does this mean it could still be a turkey and let the buyer beware?
