Here Here. Luckily for us either school district was fine - each had it's pros and cons. Otherwise, we probably would have thrown a royal fit. Certainly taught me not to believe anything I read in MLS listings and that sometimes agents have no idea what they are talking about.

Oh my, where is that perfect world where all is what we are looking for

Before you buy an new or newer home make sure you have a geotec engineer check it out. The builders have a arbitration clause which will not allow you to ever win a law suit if there are defects. If I would have known I could have saved myself about 500,000. You can check out sites like HADD.com or HOBB.org and read the horror stories.

What's a geotec engineer and why would you sign an arbitration clause in a sales agreement to begin with?

Why not request a standard property sales contract? The buyers attorney of choice can draft or provide one.

And in WV- the state courts would have a field day with dissecting an arbitration clause...

Geotechnical engineer does soil borings and laboratory testing, engineering analysis and recommendations regarding foundations, paving, construction, slope stability for your foundation. Did you see in the paper a few months back where a new home builder had to buy back a home due to the land sliding out from under the home. All new home builders have arbitraion clauses in the contract so they are not responsible after the 10 year structural warranty and no wv can not get rid of it once signed. Most people do not even know they have signed it until issues arise. Also it is different when buying a new home you just don't go and have your own contract made up.

Why would the buyer pay that? Seems a bit odd....

Yes- you can demand your lawyer to draw up the property sales contract on a finished home on an approved, platted lot.

The only time you need to enter into a contract with a 'builder' is if the builder is constructing your home to spec, then the terms and build specs and time frames are spelled out. And even if then a builder tried to slip an arbitration clause into the contract- I would big red 'X' it as a condition of the contract.

Nothing, and I mean nothing says you must sign an arbitration agreement (which McGraw would have a FIELD day with) to complete a sales contract.

Anyone telling you otherwise if full of dookey.

I live in the neighborhood adjoining Dovetail. Been here since 2001. It is pretty quiet. Some of the people over there work for the FBI. Due to the frequency of moving around the country is the reason for so many vacancies. As far as the schools I went to Simpson and my children do too. I feel the families there are more down to Earth there than they are at Johnson. Charlespointe is supposedly going to be a gated community and with that will come the snobby folks and the sky high prices.

Sorry that I have not responded to any posts recently. We were hit by Gustav pretty hard and have been without power for a little over a week. I am sure that our power is not going to last long since we are getting some of the bands from hurricane Ike. I am just hoping that the trees that we have left remain standing for Ike. Thanks for letting me know what to look out for when buying a house in wv. Also, people moving a lot due to working with the FBI explains a good bit of homes for sale in Dovetail estates. I had just found it odd that there are not a lot of homes for sale in Bridgeport and that one area had a lot.

Thanks,
hatnic

Ihave only lived here about a year and this is my opinion on Bridgeport.
Bridgeport schools education wise are top notch. And the whole toys thing...they let them bring toys to school to play with for indoor reccess when the weather is bad. My son just finished 1st grade at simpson and the big thing for the boys were Bakugan's....where you can get 3 of them for $15 bucks. The families are more well to do than a lot of places. When we pick our son up from school the parking lot is full of Audis, Caddy Hybrid Esclades, Mercedes Benz, etc etc. But they parents for the most are very nice. My son didn't have too big of a problem fitting in. It is kind of clichist but that is mostly because a good majority of the people have grown up together. My son's friend's parents went to school together and their parents went to school together, etc etc. Simpson is 100% safe school...you can't even get in the school without a key card and never have I never doubted my child wasn't safe being there.
The drug problem....never have seen or heard of any meth problem. People do like their pain pills around here (according to my dr.) but haven't seen any problems with that either.
The older kids just getting ready to go to middle school from Simpson wear labels like Abercrombie and Fitch, American Eagle, Hollister, Aeropostle...basically the same as anywhere else. I'm from Ohio and the kids there wear the same stuff. Its not all the kids though...those are name brands I see and I'd say I see that stuff maybe 25% of time..I'm sure as your kids get older more will be wearing that kind of stuff, but like I said that is anywhere.
If you are looking to rent though, there isn't a lot to rent in Bridgeport. There are several homes for sale...they go from anywhere around 120k to 400k (rough estimates)
There is a very nice city pool here. Lots of parks. Bridgeport always has community things going on for the children and parents (out of school activities). It really is a great community. My son calls it "paradise"
The people that have lived in this area of WV for their whole lives or numerous years are always saying "Oh you're rich so you live in Bridgeport, Bridgeport is so snobby" things like that, but I moved from a small town that wasnt a tenth as nice and they were more snobby there than here in Bridgeport. I think a lot of people have a grudge kind of about Bridgeport and the wealthy people that live here. And also not everyone is filthy rich.
The shopping is good...10 mins one way you have a road with all kinds of stores along it (Emily Drive) and then 10 mins the other way is the mall. So anything you need is easily accessable. Also there is a great Christian School here...As good as Simpson is we are debating on sending our son to it. Its called Heritage. Mostly because when he left his school in Ohio they told us he would be way ahead of the schools here, where in fact he was way behind and had a lot of catching up to do. That shows you how good the schools are. Are the sports competitive? Heck yes. Sports are big here. They are big in all of West Central WV.
Bridgeport is ALL about the kids. There is always an adult keeping an eye on the kids at the park playing basketball, or whatever they are doing. And they will let you know if your kid is acting up. Basically everyone keeps an eye out for everyone.
I'm going to try to put this link in of the summer brochure for the stuff the city parks and rec have going on just for this summer. www.bridgeportwv.com/parksand rec/2009 Summer Brochure.pdf If that doesnt work just go to the main site and look around and you'll find the brochure. Kids movies at the pool, kids movies in the park...all kinds of things to do for kids as well as for parents.
There is also a place called Valley Worlds of Fun a couple exits up 79, if you google that its a nice little place to take the kids.
Hope this helps some. If you have anymore questions throw me an email at sdiaz1076@aim.com
