Question Relocating to Shepherdstown Area in June

Hi All,

While I've read a number of posts I'm new to posting to the forum. I will be relocating to the Shepherdstown area in June from San Antonio, Texas and I'm curious as to recommendations for areas to look for housing. I will be working at Shepherd University and would like to be within reasonable (20 - 30 minute) driving distance. While I know that the area is much more rural I grew up on a ranch outside of a small (5,000 people) town. I'm looking for an area where I can find between 0.5 - 5 acres and has a welcoming community atmosphere. Any suggestions and "warnings" would be greatly appreciated.

Hi Vec,

Thanks so much for your wishes. I really enjoyed the town when I visited there last year. I grew up in SW Washington State and while there are some distinct differences I was reminded a lot of "home". I'm hoping to find somewhere that gives me both a proximity to Shepherdstown and the ability to go hiking with my dogs, biking, and enjoying all of the outdoor activities that WV has to offer.

Working at Shep Tech! Go Rams! Began college there and finished at American.
My main suggestion is Shepherdstown. There are many restored historical properties in the small downtown and surrounding area, if you can catch one of those at the right price do it! Only going to go up up up!
Also, Harpers Ferry is a nice location too. Just steer away from the little paper box plant if it still up and running. Can be a little stinky depending on the wind. This would be down by Harpers Ferry and Charles Town.

I don't think you will have a hard time finding something nice with a little land. There are quite of few newer communities in the area if you wanted to go that route as well.

Hi CJ.
We live about 3 miles outside Shepherdstown, towards Charles Town. I've lived in Jefferson County most of my life. Now is a good time to buy as there are still good deals although we may be nearing the bottom of the market decline. Also if you haven't owned in the past 3 years there is a Federal tax credit of $8,000 ( I think) for purchasing this year and interest rates are great right now.
There are lots of properties in the 0.5 to 2 acre range mostly in subdivisions with quite a range of styles, age and quality. It really depends more on the price range you can afford.
We have our property for sale right now; we are planning on moving about an hour to the West for a little more land to putter around on. We have a total of 8 partially fenced acres which I subdivided into three lots, two county approved building lots flanking the 3+ acre lot with the house. Our property is unrestricted and on a county road. The house is custom built and has large list of upgrades. We are offering it as the house with one or both building lots, or either building lot seperately. It's about one mile from the commuter train stop at Duffields and about three miles away from Shepherd U (My wife is an alumni; I went for a while but didn't finish(Theta XI ;} ).
Let me know if you have any questions and I can try to give any thoughts or info I have. I'm pretty familiar with locational issues and property stuff, I just can't give an opinion of specific real estate values as I am an appraiser. If you feel you need to work with a realtor I can give you some names.
