Another contributing factor is demographics. College enrollments nationwide (and I suspect this is true for WVU) jumped in 1965-75 (baby boomers going to college) and 1990-2000 (baby boomers kids going to college). Enrollment growth for this (and next) decade will be smaller, if not stagnant, leading to lesser demand for student housing and therefore, as CT noted, lower rents for older, less desirable, properties.

He is right about the job being low pay. Morgantown is to much of a college town.. Beyond the University there is nothing really in the area...

Wrong Snorpus: BUT...but the enrollment of old codgers is going through the roof...
Not happening at Waynesburg? I expect the old fogies in the farm country are doing a little 'midnite oil burning too!
With the stimulus money, we might get an Online Extension Campus in Mobley...land grant of course.
If they do that I might apply as Provost.

Maybe this is a crazy idea, but if you can't afford to lose a little money in an investment, don't buy = no risk. I had to put a ton into a recent home purchase, but it easily appraises much higher than my purchase price from less than a year ago. If you are going to invest in property, try putting the necessary money into those properties to make them better than 'just good enough to keep from being condemned.' Otherwise, you are likely to risk a loss.

The key to the Mobley campus will be extending the PRT from Evansdale along the Rte 7 right of way, then down the North Fork of Fishing Creek to Pine Grove, and from there along the old Shortline RR to New Martinsville.

Yeah sounds like he had a bad experience. I will say though that sidewalks are a problem. I see them now trying to construct some but walking here can be dangerous.

Snorpus:
The PRT to the Mobley Campus is the right idea, but it might be a little slow...would need to be a 'Bullet Train Variation...
At 200 mph, it would take about 6 minutes to board...ride to class and re-board...and I like a route along Rt 7 to the new Milan Park and Equestrian Center...
With a little work this vehicle could go on to Columbus and Chicago from Mobley...Has possibilities...gave you points for this exceptional idea.
Much better and cheaper than extending I-68 and letting our politicians jockey for land along the Right-of -Way, like they did with I-79.
Could be done through Home Land Security as a project to evacuate DC to inland America.
I doubt if the entire thing would cost more than 2 Billion Dollars...same as TRail or PAth...and more user friendly.
I could go to Chi-town for an evening Cubs game and get home by midnite...the more I think about this, the more I like it.
Wish RCB was younger...this could really be done...I'm serious about that...We've had a very good man at the helm of a very leaky, sinking political ship for a long, long time. When he goes, it's over.

I'm not sure where you are getting that. Construction has been a strong employer for years now, and Milan as well as the Hospitals employ thousands. There are lots of service industry jobs too. Many still work in the coal industry. And there are Federal jobs at the prisons. You must not have been in town for awhile.
